The first place that I sold real estate was
in the mountains of North Carolina. Most of the buyers that
I worked with lived in Florida and were looking for a cooler
place to spend their summers. I had moved to the mountains
from Myrtle Beach, SC where the summers are extremely hot.
This helped me to understand their interest in North Carolina.
All of the buyers that I worked with were investors and the
tax laws prior to 1986 were extremely favorable for those
investors. The 1986 Tax Law changes forced many of the people
that I worked with out of that market. I guess you could say
that I learned the importance of cash flow from observing
what happened to those investors.
When I moved to Florida, I tried to work with
second home investors in Destin like I had done in North Carolina,
but after seeing what had happened to the investors in North
Carolina, I was uncomfortable working with second home/investors
here. This was a dilemma for me because I had never sold anyone
a home that they were going to live in. VA Funding Fees, FHA
MIP, schools, being closed to work and all things pertaining
to residential real estate were extremely unfamiliar to me.
Fortunately our local realtor's association had classes to
help me learn about residential real estate. Before long,
I had become a graduate of the Realtors Institute (GRI) and
Certified Residential Specialist (CRS). As a result of taking
these classes, I became interested in residential investments
and have continued to study this subject. I have assisted
many investors in building large portfolios of residential
rental properties.
To stay up to date, I regularly attend classes
and conventions provided by our Florida Association of Realtors,
our National Association of Realtors, and national speakers
who are experts in the field of real estate investing.
